			<content:encoded><![CDATA[<p>Well we might be hitting the floor of this very nasty down-slide we have all been enduring.  Real Estate professionals in these times need to band together and gain strength in numbers.  I am co venturing with others in the industry when historically I have operated on an island.  In all my years of doing business I used the words &#8220;my partner&#8221; for the very first time and you know what&#8230;&#8230;&#8230;&#8230;..it had a very nice ring to it!  In tough times the really smart people always take something valuable away from the period&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.I see myself involving others even when things get back to normal.  A lot more can be accomplished and your risk is hedged over more than just your bank account!!</p>

Just got back from Austin and the motto there is &#8220;keep Austin weird&#8221; well they&#8217;re doing a good job of it!  I have never ever in my many years of developing real property dealt with such flaky sub contractors.  I made a special trip to set up the stone install job with an installer that was referred to me, and he shakes my hand and tells me he will start on Monday.  this morning I get a call from his fiancee telling me that the job is too small good luck in finding somebody else.</p>
<p>This has been the blueprint for the way things have gone with trying to harness a labor force out there.  Word to the wise &#8230;&#8230;&#8230;if you are thinking about doing a deal in Austin TX &#8230;&#8230;you better have a local in place who has reliable contacts otherwise you can expect tons of turnover with FLAKY subs! </p>

<p style="margin: 0in 0in 10pt" class="MsoNormal"><font face="Calibri">I literally was getting turned down by many stone fabricators to cut blocks of stone into strips to create the look that I wanted for my Austin home.<span>  </span>Then one of the Fabricators mentioned Custom Stone Supply and this material.<span>  </span>I went right away and it was exactly what I was trying to create the hard way.</font></p>
